KKI serves Airbnb and short-term rental owners, assisted-living and memory-care operators, ADU and investment-property owners, hospitality clients and residential clients nationwide.

Choose a focused virtual consultation, a complete design plan, or a customized shopping list with quantities, placement guidance and detailed room-by-room setup instructions. Larger projects are divided into clear phases and quoted by scope.

Hourly design rates: Principal Designer — $150/hour · Associate Designer — $100/hour · Design Assistant — $75/hour.

Phase 1: Discovery & Onboarding

Timeframe: 1–2 weeks

  • Client Inquiry & Design Questionnaire

  • Discovery Call or Virtual/In-Person Consultation

  • Define Project Scope, Budget, and Goals

  • Contract Signing & Onboarding Packet

Goal: Understand your vision, timeline, and investment goals.

Phase 2: Site Evaluation & Space Planning

Timeframe: 1–2 weeks

  • Site documentation using client photos, video, measurements, floor plans or an available site visit

  • Floor Plans & Layout Concepts

  • Space Planning with Flow, Function & Code Compliance

Goal: Maximize layout efficiency and functionality, especially for income-generating spaces like rentals, ADUs, or care facilities.

Phase 3: Design Development

Timeframe: 2–4 weeks

  • Design Concept & Mood Boards

  • Material, Fixture, & Finish Selections

  • Custom Furniture & Millwork Plans (if applicable)

  • Preliminary Budgeting

Goal: Establish the aesthetic direction and core design elements.

Phase 4: Documentation & Procurement

Timeframe: 2–6 weeks

  • Final Floor Plans, Elevations, and Renderings

  • FF&E schedules and customized shopping lists

  • Purchasing specifications, quantities and vendor coordination

  • Detailed setup instructions and contractor bid support when construction is involved

Goal: Prepare all details for seamless execution and purchasing.

Phase 5: Implementation & Project Management

Timeframe: Varies by scope (4–12+ weeks)

  • Virtual contractor and installer coordination or local project support

  • Virtual progress reviews or available site visits

  • Delivery, installation and placement guidance

  • Virtual troubleshooting or on-site support when available

Goal: Ensure the design vision is executed correctly and efficiently.

Phase 6: Styling & Final Reveal

Timeframe: 1–2 weeks

  • Virtual or on-site styling review with accessories and décor

  • Virtual or on-site final punch-list review

  • Professional Photography (optional)

Goal: Polish the space with finishing touches that bring it to life—perfect for listings, staging, or welcoming residents and guests.
